Understanding Home Equity Lines Of Credit

Understanding Home Equity Lines Of Credit

For many homeowners looking to free up money for a home renovation, a vacation, a child’s tuition, or a business investment, a home equity line of credit can be a viable option. Borrowing against the equity of your home can be an effective way to make the most of the money youve already invested in your property. You will often see this type of loan referred to as a HELOC.

What is a Home Equity Line of Credit?
A home equity line of credit is a loan that uses the equity you already have in your home as collateral. The loan is secured by a lien, typically a second position lien, on your home. The second lien position (also called a second mortgage) is most common because most borrowers will already have an existing first mortgage. First or third lien position home equity loans are possible as well, but occur with less frequency.

Home equity loans can be either “closed-end” or “open-end”. The home equity line of credit is an open-end loan, while a home equity installment loan is a closed-end loan. An open-ended loan has characteristics similar to that of a credit card. A borrower has a predetermined credit limit and can withdraw funds at their own discretion using HELOC checks or a HELOC withdrawal card. A monthly payment is only required if there is an existing balance, in which case the borrower has the option to pay it off in full, or make regular monthly payments according to the loan terms. The borrower may use the funds for any purpose they choose.

Most lenders are willing to extend a line of credit worth as much as 80-90% of a home’s value, minus any outstanding mortgage amounts, to qualified consumers. This calculation is called the loan to value ratio (“LTV”). Lets look at an example. Your home is worth 0,000 and you still owe 0,000 on a first mortgage. If a lender is willing to lend at 90% LTV, you would multiply the value of the home (0,000) by 90% LTV (.9), which equals 5,000. Subtract the first mortgage balance (0,000) from the maximum loan amount (5,000), and you get 5,000. This is the maximum loan amount of the line of credit in this scenario. Before the credit market problems that roiled the mortgage industry in 2008, it was not uncommon to see financial institutions lend up to or even exceeding 125% LTV. Those days are largely a thing of the past. In todays market, lenders have become much more conservative in their underwriting guidelines.

Who Uses Home Equity Lines of Credit?
Homeowners use equity lines of credit to fund virtually any expense. Homeowners may request this type of loan in order to:

Fund home renovations, such as a bathroom or kitchen remodel

Pay tuition for a child’s education

Pay off other, higher-interest debts

Purchase a new car

Invest in a new business opportunity

Support the family during a period of unemployment

Purchase a second home or rental property

Have funds available for any unexpected emergencies

It’s possible to secure a loan with as little as 10-20% of your home’s value in equity, making a home equity line of credit an attractive option under many circumstances.

Advantages and Disadvantages
There are pros and cons to obtaining home equity lines of credit, and times when this type of loan is more suitable than others. The following guidelines may provide you with a better sense of whether a home equity line of credit is the right choice for your situation.

A home equity line of credit is often preferable to a standard loan because it can be drawn on as needed and will continue to be accessible even after any borrowed money has been paid back, much like a credit card. It’s also possible to get lower interest rates on a home equity line of credit than on an unsecured loan, since your home serves as collateral on the loan. Additionally, because the loan is secured by the equity in your home, interest paid is often tax deductible.

Home equity lines of credit usually offer a variable rate; this can be risky for some borrowers, as the rate is likely to change substantiallyespecially if the loan terms span a prolonged period, such as 5 or 25 years. Another factor to consider is that any home equity loan would have to be paid off in the event you are going to sell your home.

Finally, anyone considering a home equity line of credit should keep in mind that withdrawing a large amount at once can have an impact on your credit rating.

Home equity lines of credit aren’t for everyone, but they do offer an open-ended way to borrow money at a low interest rate and pay it back when your financial situation improves. This type of loan is perfect for someone who is conscientious and able to plan ahead to repay the loan, but it may be problematic for procrastinators or those who prefer to avoid the risk of a variable rate loan.

There’s atypical reason why not everything is electronic. Hackers are a big reason.I imagine only rich people can afford that digital lock, so any hacker canbreak into your home by simply putting a couple of binaural codes into hishacked phone & TADA! You have an intruder in your inner sanctuary. It alsoinforms you when it’s unlocked. What if you’re at work & you get anotification that your front door just opened & you live alone? we alreadyknow how slow cops are so what’s the point in calling them? 171. I’ll gear this review to 2 types of people: current Zune owners who are considering an upgrade, and people trying to decide between a Zune and an iPod. (There are other players worth considering out there, like the Sony Walkman X, but I hope this gives you enough info to make an informed decision of the Zune vs players other than the iPod line as well.)

  173. Zune and iPod: Most people compare the Zune to the Touch, but after seeing how slim and surprisingly small and light it is, I consider it to be a rather unique hybrid that combines qualities of both the Touch and the Nano. It’s very colorful and lovely OLED screen is slightly smaller than the touch screen, but the player itself feels quite a bit smaller and lighter. It weighs about 2/3 as much, and is noticeably smaller in width and height, while being just a hair thicker.

  174. Apple now has Rhapsody as an app, which is a great start, but it is currently hampered by the inability to store locally on your iPod, and has a dismal 64kbps bit rate. If this changes, then it will somewhat negate this advantage for the Zune, but the 10 songs per month will still be a big plus in Zune Pass’ favor.

  175. This is getting a bit more subjective, but I much prefer the Zune Marketplace. The interface is colorful, has more flair, and some cool features like ‘Mixview’ that let you quickly see related albums, songs, or other users related to what you’re listening to. Clicking on one of those will center on that item, and another set of “neighbors” will come into view, allowing you to navigate around exploring by similar artists, songs, or users. Speaking of users, the Zune “Social” is also great fun, letting you find others with shared tastes and becoming friends with them. You then can listen to a playlist created based on an amalgamation of what all your friends are listening to, which is also enjoyable. Those concerned with privacy will be relieved to know you can prevent the public from seeing your personal listening habits if you so choose.

  176. Between me and my husband we’ve owned more MP3 players over the years than I can count, including Sansas, iRivers, iPods (classic & touch), the Ibiza Rhapsody, etc. But, the last few years I’ve settled down to one line of players. Why? Because I was happy to discover how well-designed and fun to use the underappreciated (and widely mocked) Zunes are.

  179. The Zune concentrates on being a Portable Media Player. Not a web browser. Not a game machine. Aw, this was a very nice post. Spending some time and actual effort to create a really good article… but what can I say… I put things off a whole lot and don’t seem to get nearly anything done.

  188. This is the right website for everyone who would like to find out about this topic. You understand so much its almost tough to argue with you (not that I personally would want to…HaHa). You definitely put a fresh spin on a subject that has been discussed for decades. Excellent stuff, just wonderful!

  189. The very crux of your writing whilst appearing reasonable in the beginning, did not work well with me after some time. Somewhere within the paragraphs you actually were able to make me a believer unfortunately only for a short while. I nevertheless have a problem with your jumps in logic and you might do nicely to fill in all those gaps. In the event you actually can accomplish that, I will certainly be fascinated.

  193. If you’re still on the fence: grab your favorite earphones, head down to a Best Buy and ask to plug them into a Zune then an iPod and see which one sounds better to you, and which interface makes you smile more. Then you’ll know which is right for you.

  194. Hands down, Apple’s app store wins by a mile. It’s a huge selection of all sorts of apps vs a rather sad selection of a handful for Zune. Microsoft has plans, especially in the realm of games, but I’m not sure I’d want to bet on the future if this aspect is important to you. The iPod is a much better choice in that case.

Have anybody found any information about travelstyletours fraud? I would be interested to read some reviews about this company. I will be glad if you will share your opinion about this company.
